Which City Gives You More for Your Money in 2026?

If you’re thinking about buying a home in Orange County, chances are you’ve looked at both Huntington Beach and Costa Mesa.

It’s one of the most common conversations I have with buyers.

On paper, they seem pretty similar. They’re neighbors, they’re both close to the beach, and they both have plenty to offer. But once you spend some time in each city, you realize they have completely different personalities.

So which one gives you more for your money?

The answer depends on what “value” means to you.


First, Let’s Talk About Price

The first thing buyers usually compare is the price tag.

While the market changes throughout the year, Costa Mesa generally offers a little more house for your money. You can often find a larger home or a bigger lot compared to a similarly priced property in Huntington Beach.

Huntington Beach, on the other hand, tends to command a premium—and there’s a reason for it.

People aren’t just buying a house here.

They’re buying a lifestyle.

If you’ve ever watched the sunset from the Huntington Beach Pier, walked to Pacific City for dinner, or spent a Saturday surfing before grabbing coffee downtown, you understand why buyers are willing to pay a little extra.


Lifestyle: These Cities Feel Completely Different

This is where I think the biggest differences show up.

Huntington Beach

Huntington Beach feels relaxed.

People ride bikes instead of driving. Mornings start with surfers heading into the water and evenings often end watching the sunset on the sand.

The city is built around being outside.

Whether you’re walking your dog through Central Park, meeting friends at Pacific City, or spending weekends at the beach, life tends to slow down a little.

It’s one of the reasons I love living and working here.


Costa Mesa

Costa Mesa has a different kind of energy.

Instead of surfboards, think restaurants, breweries, coffee shops, live music, and art.

It’s one of Orange County’s best cities for food, entertainment, and nightlife.

The CAMP, The LAB Anti-Mall, South Coast Plaza, The Triangle and dozens of locally owned restaurants create an atmosphere that’s a little more urban while still being only minutes from the coast.

For a lot of buyers, especially younger professionals, that’s exactly what they’re looking for.


Which One Is Better for Families?

To be honest …both.

This is where I tell clients to stop looking at city names and start looking at neighborhoods.

Both Huntington Beach and Costa Mesa have incredible parks, youth sports, great schools, and family-friendly communities. Looking into specific neighborhoods will help you make that decision.

The bigger question is:

Do you picture your kids in the suburbs?

Are you a family that goes out to restaurants or stays home together?

Do you want to live near parks and beaches or surrounded by other families?


The Commute Conversation

One area where Costa Mesa has a slight advantage is commuting.

Its central location gives quicker access to:

  • John Wayne Airport
  • Irvine
  • Newport Beach
  • The 55 and 405 freeways

If your job takes you inland every day, those extra few minutes can add up over the years.

Huntington Beach is still very accessible, but you’re trading a slightly longer commute for a more coastal lifestyle. Downtown HB is at least 15 minutes away from the closest freeway entrance.


Which City Has Better Long-Term Value?

This is probably the question I get asked most.

The truth is, I don’t think there’s a “right” investment between the two.

Both cities continue to attract strong buyer demand because they’re in coastal Orange County, where available land is limited and people want to live.

Instead of trying to predict which city will outperform the other, I encourage buyers to focus on purchasing the best home they can in the neighborhood they’ll genuinely enjoy living in.

The happiest homeowners I’ve worked with aren’t the ones who perfectly timed the market.

They’re the ones who love where they live.


So… Which Would I Choose?

If you asked me where I’d buy…

I’d ask you a few questions first.

Do you want to walk to the beach?

Do you surf?

Would you rather spend Saturday biking around the beach or in a new restaurant in Costa Mesa?

How important is your commute?

Would you trade 300 square feet for being ten minutes closer to the ocean?

Those answers usually make the decision pretty obvious.

Personally, it’s hard for me to beat Huntington Beach. I love being able to surf before work, ride my bike around town, and enjoy everything that makes this city unique.

But I also understand why so many of my clients fall in love with Costa Mesa. It’s vibrant, evolving, and offers incredible value for buyers who prioritize convenience and a lively food and arts scene.


Final Thoughts

When people ask me which city is better, my answer is always the same:

There isn’t a better city.

There’s only the one that fits your lifestyle.

The right home isn’t always the one with the biggest kitchen or the largest backyard. It’s the one that makes you excited to come home every day.

That’s the kind of decision that’s worth getting right.
